Citrus Ridge Neighborhood Association (CRNA) is a 55+, adult-oriented, resident-owned park managed by a Board of Directors who are elected by the owners. Adult children over the age of 18 may reside in the unit with a parent over age 55. Children under the age of 18 are not allowed to reside in the park. Guests are more than welcome. Children under the age of 18 are permitted to reside as guests in the park for a total of thirty (30) nights within a twelve-month period. Owners are held accountable for the conduct of their guests. Property owners pay an annual assessment for maintenance of roads, pool and other common areas, trash removal and lawn service. Owners are responsible for their trees, flowerbeds and other plantings. The properties are deeded lots so owners are responsible for property taxes, utilities and their own insurance. People wishing to purchase property must deal directly with the owner. Prospective owners must obtain written approval from the Board and complete certain paperwork at the office prior to closing on the property. The Governing Documents and the Rules, Regulations and Building Specifications goes with each lot and the owner must pass it along to the buyer. If owner has misplaced the documents, a new set must be purchased at the office. Owners may rent their properties in compliance with the Governing Documents. Renters must register at the office and provide proof of age for all occupants; register pets; and give estimated length of stay. They are then provided a copy of Rules for Renters. Small domestic pets (not to exceed thirty pounds weight) are welcome; however, they must be on a leash and under control at all times. The park does not have a dog walk area, so owners should walk their pets on their own property and clean up after them. Pets must be registered at the office. The Association has the right to disapprove of a pet being in the park if rules are not adhered to or if pet presents a problem to other lot owners. Park amenities include: Three (3) laundry and bath house buildings. Heated swimming pool and spa. Shuffleboard, Horseshoe and Petanque courts. Clubhouse for meetings, exercise class, shows, bingo, dances, craft and flea market events, cards, luncheons and pot luck dinners and line dancing classes. Activity Hall for meetings, Bible study, library, reading room with puzzles, cards, exercise equipment room, arts and crafts, private parties (owner reserved). Trips and cruises; golf outings; bowling leagues.
